Real Estate Leads - Where to start?

Leads. They're a real estate agents first step to getting their first home sold or listed. But how do you get them? Where do you start?



What is a lead?

I guess we should start there. What is a lead? A lead is basically a potential client, someone that may be interested in buying or selling a home. 

In real estate, there are these companies that market themselves as "lead generators", with software and services to offer such as running ads for you on social media, cold calling people that click on these ads, and more. You pay for their service, and in turn they provide you with potential clients. 

1. Market Yourself

 In real estate, you can't go far if you don't market yourself. Make it a priority to insert the fact you are a real estate agent into every single conversation you have, let the world know who you are and what you do, that way when they think about real estate, they'll think of you. 

Not sure how? 

Start with designing and ordering business cards, door hangers for door knocking, yard signs, for sale signs, postcards, pens, tee shirts, a car magnet or decal.. literally anything you can think of. These products are key for physical marketing. 

Next, build your social media presence. Open a Facebook account and page, an Instagram page, TikTok, YouTube, LinkedIn. This is KEY, simply because you can have a much greater reach through social media. 

2. Talk To Friends and Family

Simple, talk to your friends and family. Let them know about your new career and ask that they keep you in mind in case anyone they know is looking to buy or sell. Word of mouth is huge in this industry, as most people like to work with agents that someone they know have worked with before. You might get lucky and someone in your family or friend group may be looking for a new place! 

3. Research Lead Generators

A lead generator will do the dirty work for you. They will create posts, run ads, and draw prospective buyers and sellers in for you to follow up with. Some will even go the extra step to contact the buyers/sellers for you to be sure they truly are interested in order to avoid wasting your time. 

A couple examples include Zillow, BoldLeads, or RedX. Weigh the pros and cons of both and be sure they're legit. We joined some real estate Facebook groups and searched the pages for any and all comments about each lead generator in order to get real, solid reviews on each of them. 

Be aware though as these can be costly so make sure you have room in your budget to cover this.
